Open Plan Extension Hoylake

After purchasing a highly run-down Victorian Terraced property in the heart of Hoylake, the homeowners reached out to OPB to create their perfect living space, incorporating a new kitchen, utility, downstairs WC and extra living space.

Looking to achieve everything within a pre-set budget, we worked with the homeowners from the very beginning of the project, creating a design and build package that would meet all of their requirements while ensuring the budget was not exceeded.

Before meeting with architects, we designed the shape and size of the new space and our in-house quantity surveyor developed an accurate build cost, including all labour and materials. We then met with our clients to outline which elements of the build could be included in the budget and which elements needed to be adjusted to ensure the end result came in within budget.

Once we outlined a build cost for the project, we worked with our partner architect to create and submit drawings to the local authorities.

The end result is a family home that is now enjoyable year-round and suitable for all occasions. The new living space is the heart of the home, and the additional utility, downstairs toilet, and extra living space make the home ideal for modern-day living, bringing it into the 21st century.
